  Land Description

Gran Quivira Estates is a subdivision located in the Town of Mountainair, County of Torrance, approximately 80 miles southeast of Albuquerque, New Mexico. Its entrance is just 1/2 mile south of the intersection of US Highway 60 and NM Highway 55.

Mountainair, with its small town feel (population just over 1,000), gentle hills, mountain slopes, and temperate climate make it a favorable place to live. The elevation is 6,520 feet above sea level. The year-round average low temperature is 36 degrees Fahrenheit and the average high is 68 degrees. Average snowfall is 24.6 inches and average precipitation is 14.25 inches.

The subdivision consists of 87 lots of nominally 1/3 and 1/2 acre each. Covenants are conveyed with the sale of each lot. All lots have road access and underground utilities - power, water, sewer, and telephone. Some of the lots are heavily wooded with juniper and pinion trees. Yucca, cactus, various grasses and native flowers are abundant. Some lots are open with natural vegetation and some have mountain views.
